Data Protection Officer

We regularly employ fewer than twenty people in the automated processing of personal data and are therefore not required to appoint a data protection officer (Section 38(1) BDSG). Nor is there an obligation under Art. 37(1) GDPR: our core activity is real estate brokerage, not the extensive monitoring of individuals or the processing of special categories of data. Therefore, please address any data protection concerns directly to the responsible entity named above — they will be handled there personally.

Principle

This website uses no cookies, no analysis or tracking services and does not create user profiles. Fonts, images and videos are hosted on our own server.

Only one third-party service is integrated: the map data for the map — and this is also loaded only when you expressly request it. The “Map” section below explains what happens when you do so.

In addition, there are references to comparison offers from a partner at some points, marked as “Anzeige” (advertisement). These are links and nothing more: they do not transmit anything until you click on them. The section Recommendation links to partners explains this in detail.

Server logs

When accessing the website, the web server processes technically necessary data (IP address, time, accessed page, amount of data transferred, browser type) in server log files. The legal basis is Art. 6 para. 1 lit. f GDPR — our legitimate interest in secure, trouble-free operation and defense against attacks. The logs are automatically deleted after a maximum of seven days and are not merged with other data.

The website runs on a dedicated server at netcup GmbH, Daimlerstraße 25, 76185 Karlsruhe (location Germany). There is a contract for order processing with netcup according to Art. 28 GDPR.

Map

On the home page and the page featuring our properties, we show our operating area on a map using map data from Mapbox (Mapbox Inc., USA). The map does not load automatically. Until you click, you will see a map drawn by us using official boundary data and served by our own server; your browser does not connect to Mapbox at this stage.

Only when you click “Load map” does your browser retrieve the map sections from Mapbox. In doing so, your IP address is transmitted to Mapbox, and Mapbox stores the information listed below on your device. The legal basis is your consent pursuant to Art. 6(1)(a) GDPR and Section 25(1) TDDDG, which you give by clicking. You may withdraw it at any time by reloading the page — the drawn map will then appear again — and clearing your browser storage.

If you do not click, you never connect to Mapbox — even if you read the entire page to the bottom. The interactive map does not appear at all on any other pages of this website; the map drawn by us is always shown there, and it does not load any additional content.

We have kept the scope as small as possible:

• The map’s program is hosted on our own server, not at Mapbox.
• Mapbox’s own usage measurement is switched off and is additionally blocked by this site’s security policy.
• The map sets no cookies. However, after you click, it stores three items in your browser storage — measured on 14.09.2026: mapbox.eventData.uuid and mapbox.eventData.uuidTimestamp (an identifier generated by Mapbox together with a timestamp) and a cache named mapbox-tiles for map sections that have already been loaded. This is precisely why we ask first. You can delete this information via your browser settings.
• We do not provide Mapbox with any information about you. The request for a map section is transmitted — as is the location you enter if you use the search field below the map (see the next paragraph).
• If WebGL is unavailable or the request fails, the page shows a map we drew ourselves from official administrative boundaries. In that case nothing is loaded from outside.

Below the map there is a search field for a location. We pass the location you enter to Mapbox so that we can obtain its coordinates and show you our properties within a radius of 50 kilometres. In doing so, your browser transmits the text entered and your IP address to Mapbox. The transmission takes place only when you initiate the “Search”: if you do not enter anything, nothing is transmitted. We do not store or analyse your search input. The legal basis is your consent pursuant to Art. 6(1)(a) GDPR — the same consent you used to load the map; without it, this search field is not available. Please enter only a location or postcode in this field, not personal information.

Mapbox Inc. is based in the USA; see the section “Transfer to third countries”.

Virtual Tour (Giraffe360)

On individual property pages, we offer a virtual 360° tour of the property, and on some, an additional walkable 3D floor plan. Both are provided by Giraffe360 Ltd., London, United Kingdom; the following applies equally to both. The tour does not load automatically. Until you click, the page only shows a photo from our own server; your browser does not connect to Giraffe360. Only when you click “Start Tour” is the tour loaded; your IP address is transmitted to Giraffe360 and cookies from this provider are set. The legal basis is your consent according to Art. 6 para. 1 lit. a GDPR, which you give by clicking. You can revoke it at any time by leaving the page and deleting the cookies in your browser.

During the tour, you will be asked for contact details. The first view is free. If you want to see the full tour, Giraffe360 asks for your name and email address and confirms this address; after that, the tour is immediately available to you. You provide this information directly to Giraffe360. We receive it afterwards as an inquiry and use it exclusively to process your request regarding this property (Art. 6 para. 1 lit. b GDPR). You are not obliged to provide this information: Without it, the tour remains limited to the first view — all other information, images, and floor plans of the property remain fully accessible to you.

This website uses no cookies. However, it stores some information in your own browser's storage so that the page can be used at all — this information is never transmitted to us and does not leave your device:

This overview is generated with each build of the page from the actual delivered program code — so it cannot become outdated while the page continues to develop.

All this information is necessary for the service you explicitly requested; consent is not required for this under § 25 para. 2 no. 2 TDDDG — no analysis, recognition, or profiling takes place. You can delete the storage at any time via your browser settings.

Contact and inquiry forms

If you submit a form on this website — for example, “Request property details”, the property search request or the contact form —, your details will be sent to our own server and stored there encrypted stored. No service provider or form provider is involved.

Which data: Your name, your email address, your phone number if desired, the property number, and your message. To protect against misuse, your IP address is stored only truncated stored.

The information form for the 3D survey also asks for details about the building that we need to calculate the amount of work involved: the property address, floor area, year of construction, number of floors and rooms, finished and unfinished areas such as the attic, basement or outbuildings, the condition on the scheduled date, the purpose of the survey, the desired room images, a preferred date, as well as any special features, which you can tell us about in a free-text field. You may voluntarily provide the name and email address of your architect or planner— we will only pass the data on to them if you expressly request this. All this information, except for your name, contact method and the property address, is voluntary.

Purpose and legal basis: solely for processing your inquiry (Art. 6 para. 1 lit. b GDPR — pre-contractual measures); additionally, we ask for your consent in the form (Art. 6 para. 1 lit. a GDPR), which you can revoke at any time for the future.

Who sees it: The inquiry is sent to our mailboxes info@priocasa-immobilien.de and g.burghardt@priocasa-immobilien.de. A search request is sent exclusively to info@priocasa-immobilien.de. We do not share your information with third parties. Email is processed via Google Workspace; there is a contract for order processing with Google.

How long: Inquiries are automatically deleted after a maximum of twelve months. If your inquiry leads to a contract, the statutory retention periods apply.

Market Value Compass (free initial assessment)

On the homepage, you can request an automated market assessment for your property. Nothing will be transmitted until you submit the final step — until then, the information remains solely in your browser.

Which data: about the property Country and postcode, property type, living area and plot size, year of construction, number of rooms, condition, energy efficiency class, assessment of the immediate location, and information about parking, basement and rental status. We do not ask for a street or house number and do not store it either. This includes your name, your email address and – optionally – your telephone number. Your IP address is used exclusively truncated stored.

What happens to this information: The calculation is performed on our own server; no valuation portal, service provider or artificial intelligence is involved. We use the result to generate a PDF that you can open immediately and that we will also send to you by email. Your information is encrypted stored by us and sent to our inboxes at info@priocasa-immobilien.de and g.burghardt@priocasa-immobilien.de. The document itself is do not stored permanently; it is generated anew from your information each time it is sent.

Basis: Your consent (Art. 6 Abs. 1 lit. a GDPR) and taking steps at your request prior to entering into a contract (Art. 6 Abs. 1 lit. b GDPR). You may withdraw your consent at any time with future effect. Disclosure: none – your details are not sent to any portal or estate agent network. How long: deleted like any other enquiry, after no more than twelve months.

What the assessment is not: It is based solely on the information you provide and a fixed market model. It is no substitute for a viewing, information from the purchase price database or a market value appraisal pursuant to Section 194 BauGB.

Search request

By placing a search request, you create a search profile — including your name and a contact method. Specifically, these are: Type of property sought, purchase or rental, desired region and radius, price range, living and plot area, number of rooms, earliest year of construction, desired features (such as garden or balcony), timeframe and whether financing is already secured. Information on financing is voluntary; it only helps us assess how quickly a purchase might be possible. We match this profile with the properties we put on the market and will contact you if there is a match.

Basis: Your consent (Art. 6 para. 1 lit. a GDPR) as well as the performance of pre-contractual measures at your request (Art. 6 para. 1 lit. b GDPR). Disclosure: none — your search profile remains with us and is not passed on to any portal or any broker network. Revocation: at any time informally to info@priocasa-immobilien.de with effect for the future; we will then delete your profile immediately. Period: without contact, search profiles are deleted after a maximum of twelve months.

Of course, you can also simply call us (+49 6561 9739393) or send an email directly. If the form does not go through technically, your own email program will open as a fallback — you then send the message yourself.

Purchase price offer

On the pages for our properties for sale, you can submit your own price offer. In doing so, we collect your offer in euros, the property number, your name and your email address. Your telephone number, the status of your financing, your desired purchase date, whether you have already viewed the property, and the reason for your offer are optional. The financing selection remains set to “not yet decided” unless you choose otherwise yourself — we deliberately do not preselect information that you have never provided.

Purpose and legal basis: We review your offer and present it to the owner. The legal basis is pre-contractual measures at your request (Art. 6 para. 1 lit. b GDPR) as well as your consent (Art. 6 para. 1 lit. a GDPR), which you can revoke at any time for the future.

Who sees it: Your offer is sent to our mailboxes info@priocasa-immobilien.de and g.burghardt@priocasa-immobilien.de. If a cooperation partner manages the property, your offer including the amount will be sent to that partner — we inform you of this in the form before you submit it. We do not share your offer with other third parties. We do not publish any offer, and other interested parties do not learn your name or amount.

How long: We delete offers no later than twelve months, like any other inquiry. If your offer leads to a contract, the statutory retention periods apply.

Your offer is legally non-binding. A purchase contract for a property is only concluded with the notarized deed. You can withdraw your offer at any time without formality — an email to info@priocasa-immobilien.de is sufficient.

Protection of forms against automated entries

Our forms contain a hidden input field (“honeypot”), which remains invisible to you and is completed only by automated programs. If it is completed, we discard the submission. This has no consequences for you — no information about you is stored and your behaviour is not analysed. The legal basis is our legitimate interest in keeping the forms functional and free from bulk submissions (Art. 6(1)(f) GDPR). For this purpose, we deliberately use a CAPTCHA from a third-party provider because this would send data to their servers.

Telephone contact and digital assistant

Calls to us are partially handled a digital assistant responds – an artificial intelligence system. It tells you this at the beginning of the call; if asked, it explicitly confirms this. You can ask to speak to a person at any time – we will then record your request and get back to you personally.

In the same way, the assistant can call you – for example, if you have contacted us, requested a callback or have an ongoing instruction with us. Here too, its first sentence states that it is an artificial intelligence system, who it is calling on behalf of and what the call is about. You only receive advertising calls if you have explicitly given us your consent for this (Section 7(2)(1) UWG); you may withdraw this consent at any time.

What is processed in this context: Your phone number, your name, the reason for the contact, and the content of the conversation as a written note. An audio recording of your conversation is not saved. We delete the call note after 30 days at the latest and the remaining call data after 180 days – or sooner, once the purpose no longer applies. The legal basis is Art. 6(1)(b) GDPR (contract or your enquiry), Art. 6(1)(f) GDPR for purely organisational follow-up questions, and Art. 6(1)(a) GDPR for advertising (your consent).

For speech output and speech recognition, we use technical service providers who process the spoken content; the telephone connection is provided by our telephone provider. We will provide details upon request.

You do not want to be called? Simply say so during the call or write to us at info@priocasa-immobilien.de. Your number will then be permanently blocked and we will no longer call it (Art. 21 GDPR).

Artificial Intelligence on this Website

Parts of this website are generated with artificial intelligence: the mood films in the background, the moving portraits on the team page, the reading voice, individual object images marked as such, and the drafts of the guide articles. Which parts are generated and which are not is fully detailed on the page AI Transparency (labelling pursuant to Art. 50 of Regulation (EU) 2024/1689).

This does not affect your data. These contents are generated in advance and then exist as regular files on our server. No AI service runs when the page is accessed, and nothing is transmitted from you to a language or image model. This also applies if you have a section read aloud: the audio file is already prepared here.

Publication of Customer Reviews

On the homepage, we reproduce reviews from our public Google Business Profile verbatim, together with the name under which they were published there. The legal basis is Art. 6 para. 1 lit. f GDPR — our legitimate interest in presenting verifiable evidence of our work; the information was made public by the authors themselves. You do not want your review to be shown here? An informal message to info@priocasa-immobilien.de is sufficient, and we will remove it from the site without further enquiry (Art. 21 GDPR). The reviews are read aloud by an artificial voice; the persons named do not speak themselves.

Protected Access (Customer, Partner, and Employee Area)

About Login You can reach our protected area at james.priocasa-immobilien.de. This is a separate system on the same server; this website has no access to it, and simply visiting this page does not transmit anything there.

Who has access. We set up access and send invitations by email — there is no self-registration. Access is granted to our clients and prospective buyers, our cooperation partners, as well as our employees.

What is processed during login. Your email address; if you sign in via Google, additionally the name stored there. We never have access to your password, nor to any other data from your Google account (emails, files, contacts, calendar). When using a one-time code, we do not store the code in plain text, but only a checksum, and invalidate it after use. If you set up a passkey, we hold only its public part — the secret part never leaves your device. Legal basis: Art. 6 para. 1 lit. b GDPR (performance of the engagement or contractual relationship), and § 26 BDSG for employee access.

Your session. After login, the protected area sets a technically necessary session cookie james.priocasa-immobilien.de — only via HTTPS, inaccessible to browser scripts, and configured so that third-party sites cannot send it along. It contains your email address and an expiry time in signed form, and nothing else. Customer and partner access expires seven days after the last use, employee access after thirty; “Log out” ends the session immediately. Under § 25 para. 2 no. 2 TDDDG, consent is not required for this: without this cookie, there is no protected area.

Access log. Every request in the protected area is logged with the time, IP address, requested path, signed-in email address and result. This provides evidence of access control (Art. 32, Art. 5 para. 2 GDPR) and is the only way to identify an attempted misuse at a later date; the legal basis is Art. 6 para. 1 lit. f GDPR. Ordinary requests are deleted after 7 days , security-relevant entries — logins, denials, locks — after 90 days. Both processes run automatically.

What is inside the area itself. In the customer and partner area, you will see only data relating to your own case: documents, the status of the marketing process, appointments, messages and — for cooperation partners — the cases reported by you together with your share of the commission. This data comes from the respective engagement or partnership relationship; the periods in the overview below apply. If access is deactivated, we delete it completely, together with the associated data room, after 90 days.

External references

Links to portals (e.g. Immowelt, athome.lu) and to online appointment booking with Google lead to third-party services. You only leave this website when you click; the privacy information of the respective provider then applies. Before that, nothing is transmitted there — this site does not embed external content.

Recommendation links to partners

On the page “Rund ums Zuhause”, under individual properties and under individual guide articles, there are references to comparison offers from Verivox GmbH (Am Taubenfeld 10, 69123 Heidelberg). These references are partner links. If a contract is concluded through them, we receive a commission; the price does not change for you. Each of these references is visibly marked with “Anzeige”.

These are ordinary links, not embedded content: no Verivox calculator, no Verivox banner, and no tracking pixel run on this website. As long as you do not click, nothing is transmitted to Verivox.

The comparison calculator on this website is our own. It belongs entirely to this site, runs exclusively in your browser, and does not request any data from Verivox or anyone else. What you enter there remains on your device and is neither stored nor analyzed by us.

Only when you click do you access an address at Verivox. In doing so — as with every page request — your IP address and browser type are transmitted to Verivox; Verivox places its own cookies there so that a subsequent contract can be attributed to us. An identifier for the page you came from, such as “obj-155” or “rat-energie”, is also transmitted — no information about you. If you have used the calculator, the postcode entered there and the calculated consumption estimate are also transmitted, so that the comparison at Verivox does not start from zero. On a property page, the postcode is that of the property unless you change it. From the moment you click, the Verivox privacy policy applies. The legal basis for providing the link is Art. 6 para. 1 lit. f GDPR, our legitimate interest in the commercial use of this website.

How long we keep what

We delete personal data as soon as the purpose no longer applies and no legal retention obligation exists. In detail:

Transfer to third countries

Our e-mail mailbox is run on Google Workspace (Google Ireland Limited). Processing in the USA cannot be ruled out. Google is certified under the EU-US Data Privacy Framework; standard contractual clauses apply in addition.

When the map is built, your browser retrieves the map sections from Mapbox Inc. in the USA; your IP address is transmitted there in the process. According to its own statements, Mapbox is likewise certified under the EU-US Data Privacy Framework and additionally cites standard contractual clauses under Art. 46 GDPR.

Beyond that, no transfer to third countries takes place: website, forms and search requests are located exclusively on our server in Germany.

No automated decision-making

There is no automated decision-making or profiling within the meaning of Art. 22 GDPR. Matching your search profile with our properties is a pre-selection; every contact decision is made by a person.
