Commission and equal commission arrangement. For single-family homes and condominiums sold to consumers, the seller and buyer pay the same amount (Section 656c BGB). We do not charge either party more than the other and do not unilaterally waive any amount for either party — under Section 656c(1) BGB, any such waiver would apply to both parties in any case.
This applies to this engagement, in which we find the buyer. If you have you already found the buyer yourself and only require assistance with the transaction, this is not a brokerage engagement — in that case, only the seller pays a fee. See Transaction handling without a buyer search.
The brokerage contract requires text form (Section 656a BGB). This page is a description of services, not a contractual offer.

Transaction handling without a buyer search
We compile the documents for the notary, arrange the appointment, accompany you and hand over the property with a written record.

This is not an estate agent’s commission, but a fee. You found the buyer yourself — we neither introduced them to you nor brokered the transaction. You are therefore paying for our services, not for a successful outcome (Sections 611 and 675 of the German Civil Code (BGB)). Therefore, the following also applies here no equal split: The fee is paid solely by the seller, we do not charge the buyer anything, and no estate agent clause is included in the purchase agreement. We conclude the engagement in text form.
We do not provide legal advice. We compile the documents, check them for completeness, review the draft contract with you and collect your questions for the appointment. The person responsible for assessing, interpreting and providing legal guidance is the Notary — they are legally required to do so and are neutral towards both parties. If you need independent legal or tax advice, we will tell you and refer you to someone.
What you save in the process. For the full service, you as the seller pay 3.57% incl. VAT. Here, it is 2.38% — two-thirds of that amount, because there is no need to search for a buyer. For a purchase price of €250,000, that is €5,950.00 instead of €8,925.00.
If more work is required after all. If you want us to search, advertise, conduct viewings or negotiate, the full engagement applies at 3.57% per party — in that case, the fee is again split equally. We tell you beforehand, not afterwards.

If a flight is not permitted, we will let you know in advance and will not charge for it.

We inspect your building, collect all data required under the German Building Energy Act and provide you with the completed energy performance certificate.

We collect the data; the certificate is issued by an authorised person. The certificate is signed by and is the responsibility of a person authorised to do so under Section 88 of the German Building Energy Act. Our work comprises the complete survey and data collection — and we stand by it. You have one point of contact, one price and one invoice.
When selling or letting, the certificate must be presented no later than at the viewing without being requested and handed over when the contract is concluded (Section 80 GEG). A certificate is valid for ten years. Every listing must state the type of certificate, energy performance value, efficiency class, energy source and year of construction (Section 87 GEG) — if these are missing, fines of up to €10,000 may be imposed. We provide you with all the required information, ready to use.

This overview is a description of services, not a binding offer within the meaning of Section 145 BGB. The price becomes binding upon our written order confirmation. We charge €1.63 incl. VAT per kilometre travelled for the round trip from our office, including travel time — with no flat fee and no minimum charge. A second appointment on the same day in the same region is charged at half the travel cost.

Reference value incl. VAT — binding upon conclusion of the brokerage contract
This split applies only when selling a property with a buyer search. There is no split for 3D surveys, drone videos, room images, energy performance certificates or any other individual services on this page — they are paid for by whoever commissions them. The same applies to the Transaction handling without a buyer search: in that case, the seller alone pays a fee because it is not an estate agent's commission. When single-family homes and condominiums are sold to consumers, Section 656c BGB stipulates that both parties must pay the same amount; by law, waiving the fee for one party also applies to the other.
