This page contains images, videos, voices, and texts generated by artificial intelligence. Here you will find which ones — and which are not.

Why this page exists

Since 2. August 2026 Article 50 of the European AI Regulation (Regulation (EU) 2024/1689) has applied. Anyone publishing images, sounds, or videos created by a machine that appear real must disclose this — visibly, understandably, and at the latest when someone encounters them for the first time.

We would have done it anyway. On the team page, there has been a sentence since day one: We tell you the truth — even if it is uncomfortable. This also applies to our own website.

Everything. These videos are entirely generated by an image model. Nothing — and this is important: They do not show any of our properties, any specific location, or real people. They are mood, not evidence.
The moving portraits on the team page Movement and facial expressions. A still image becomes a short video — the person has never looked into the camera like this. The people. Each is based on an original recording of the depicted person, used with their consent. Names, roles, and qualifications are correct.
The voice reading sections aloud

The voice. It is synthetic — no human speaks, not even in other languages. The text. Exactly what is written next to it is read aloud.
The customer voices on the homepage Only the voice with which they are read aloud. The wording. The reviews are taken unchanged from our Google business profile. The named persons do not speak themselves — they wrote, not spoke.
Property images with the note “furnished with AI” The furnishings: furniture, carpets, plants, pictures on the wall. The room. Floor plan, windows, ceilings, floors, and building structure remain unchanged. We always show the actual condition alongside.
Advice and local articles The first draft is created with AI support. The responsibility. Each article is read, corrected, and approved by us; the person named in the imprint is responsible.
The digital assistant on the phone The entire conversation. It is an artificial intelligence. Your concern. It tells you this in the first sentence and connects you to a human at any time upon request. More details in the privacy policy.

What here no AI is

  • The photos of the properties. Own recordings or recordings on behalf of the owners. Where a picture has been digitally created, it is indicated on the picture — nowhere else.
  • Prices, areas, years of construction, energy certificate data. From our documents and the information provided by the owners. No number on this page is estimated or generated.
  • The wording of customer testimonials. See above.
  • Imprint, privacy policy and this page.

No program decides about you

If you give us a search request, a program matches your profile with our inventory. This is a preselection, not a decision. Whether and how we contact you is always decided by a human. An automated decision within the meaning of Art. 22 GDPR does not take place, nor does profiling.

Those who deal with it know what it is about

Article 4 of the AI Regulation has required since February 2, 2025, that employees working with AI also understand it. With us, no one operates a tool whose limits they do not know: Every generated image and every generated text goes over a desk before publication.

What we do not promise you

Article Section 50, 2 of the AI Regulation additionally requires a machine-readable labeling of generated content — a watermark in the file itself. This obligation applies to the providers of the models, not to us as users. Whether it is actually embedded in every single file, we cannot measure. Therefore, we do not claim it. What you can rely on is the visible labeling on this page.
